The primary aim of Predictive maintenance is to reduce the costs by decreasing the frequency of the various maintenancetasks, limiting unplanned breakdown of the system, and thus eliminatingunnecessary preventive maintenance.Preventive MaintenancePreventivemaintenance is a time based maintenance strategy in RCM. Preventive maintenanceis the regularly performed maintenance on an equipment or component in order todecrease the possibility of any failure.
It ensures that all critical parts andcomponents of a system receive constant maintenance to avoid any unforeseenbreakdowns and costly repairs. For e.g. we do not wait until our car’s enginefails to get the oil changed, we get it service regularly. This is preventivemaintenance.
Failure-finding maintenanceFailure-findingmaintenance is a set of tasks intended to detect or estimate failures of thevarious components or devices to reduce the probability of a failure in the system.It’s a routine maintenance task, generally aninspection to check whether a component has failed. An example of failure-findingmaintenance would be to check a smoke detector to confirm that it is workingnormally.Run-to-failure maintenanceRun-to-failuremaintenance can also be called “crisis maintenance” In this strategy,components are intentionally allowed to operate until they break down. At this pointof break down, reactive maintenanceis performed. No maintenance, including preventivemaintenance, is carried out on the concerned component until the failureoccurs.
However, a plan is put in place before the failure occurs, so that the componentcan be fixed without causing any significant consequences.Reactive maintenanceReactivemaintenance refers to the various tasks & repairs performed when thecomponent/equipment has already broken down, in order to restore the componentto its appropriate operating condition.
